Though a home inspection consists of many parts, including HVAC and plumbing, electrical is one area you can do a lot yourself as a home seller to ensure a passing grade. As a homeowner, you should ensure you are proactive in safeguarding your investment. Improperly installed or unsafe electrical components are dangerous and risky to anyone who comes in your door. So what are some of the things a good electrical inspector looks for? Let’s take a look at five components of your home an inspector will examine that could cause you to fail an inspection.
1.Outlets and plugs
Probably the first thing an electrical inspector will look for is the condition of your outlets and plugs. Are there any missing or broken wall plates? Are safety covers being used on unused outlets accessible to small children? The inspector will look for any loose plugs or ones that are forced into outlets (i.e., plugs with the ground/third prong removed). Are there any outlets overloaded with too many appliances?
2.Line and extension cords
A good electrical inspection will reveal frayed or cracked cords or any cord that’s been nailed or stapled to the wall or floor. Poorly placed cords that are tripping hazards will have to go. Locations of cords such as under carpets or rugs which create fire hazards are a no-no.
3.Light bulbs and appliances
Are the right-sized light bulbs being used in fixtures? Are any bulbs broken or loose? Kitchen and bathroom appliances will be checked for plug-ins close to potential water contact. Are any appliances on a recall list? Ask your inspector to find out.
4.Space heaters and halogen floor lamps
These should not be used within three feet of draperies, bedding, or clothing or close to unsupervised children. They should never be used with extension cords.
5.Outdoor electrical usage
Electrical landscaping tools with cracked power cords should be checked, as well as extension cords not approved for outdoor use. All electrical power tools should not be plugged in when not in use.
