Selling your home may seem overwhelming at times. Between staging it and having to leave it several times a week for showings, it’s no surprise that many people dread the process, even when the market is on their side. If you’re looking to sell your home, let me offer you five tips you can do to freshen up your home and help move it to a faster sale.
1.Power wash the outside. We New Mexicans know how quickly wind-blown dust accumulates on our homes’ exterior walls and walkways. Rent a power washer, and blast away all the dirt on those surfaces. You’ll be amazed at how clean your home will look afterwards.
2.Paint your walls. Paint your walls with neutral colors, keeping in mind that potential homebuyers may not like strong colors. Of course, you’ll first want to fill in any holes and sand over any scuffs or rough spots. Even if you feel you don’t need to repaint all the walls, at least consider touching up trim and doorways to give your rooms a real lift.
3.Deep clean your carpets. Even if your carpet looks clean, it may not smell clean, especially since you can become used to smells from pets and other living odors. I recommend using a professional carpet cleaning company, but renting a cleaner and doing it yourself can still be effective.
4.Make repairs. I’m sure you have at least a couple of things around your home you’ve been meaning to fix or clean up –perhaps a leaking faucet or some discolored wallpaper. When buyers see something small that’s broken or worn, it’s only natural for them to wonder what else is problematic that they can’t see. It’s easy to get used to things like a faulty electrical outlet or a cracked outside light fixture. Walk around your property several times inspecting and making notes. Four eyes are better than two; take someone else with you. And don’t forget the lighting around your home at night – this is part of curb appeal as well.
5.Leave your documents out. This includes paperwork like titles, manuals, warranties, and purchase info for home appliances and improvements. If you recently replaced your water heater, put the paperwork right next to it. Potential buyers will appreciate knowing the good status of assets.
