Eliciting an offer from homebuyers starts with impressing them so much with your home’s appearance that they envision themselves living in it. But how do you do that? By making your home feel big, bright, and comfortable, for starters. Specifically, here are my 7 tips for making your home desirable to homebuyers.
1. Clean!
The first thing you’ll want to ensure is that your home looks and smells clean! Every room must be spotless. Every surface must be clean, including cabinets, doors, window treatments, hardwood floors, and carpeting.
2. De-clutter.
Start by packing up all personal belongings – knickknacks, photos, and collectibles. So as not to leave space barren, you can replace these items with an attractive decor, such as a lamp, small plant, or a book.
3. Reduce your furniture.
Homebuyers want to see the value of the square footage of your home. When rooms are jammed full with furniture, they obviously look smaller. Consider removing one or two pieces of furniture in a room, especially if homebuyers would have to navigate around tight walkways or turns.
4. Reposition your furniture.
Create a focal point in each room on the furthest wall from the doorway by arranging furniture in a triangle around it. For example, in the bedroom, the bed should be the focal point. In the living room, it’s the fireplace or entertainment center. Your sofa and love seat can form a triangle in front of them.
5. Paint.
Painting walls a fresh coat of a warm, neutral color in each room will really lift up your home’s value (compared to the time and cost of the paint)! There are many neutral colors besides white. Try Graceful Grey, Hummus, Grecian Ivory, or Breezy as neutral alternatives.
6. Add accents.
Set your dining room table with dishes and a centerpiece of fresh fruit or flowers. Jazz up your bathrooms by adding a new colorful shower curtain, towels, and guest soaps. Add potpourri and candles for a pleasant scent. Brighten up your living room by adding a vibrant afghan, throw, or accent pillows for the couch. A bright vase on your mantle can add some interest as well.
Light up your home so buyers can see everything! Use high-wattage bulbs in your light fixtures to brighten up rooms and basements. Replace heavy curtains with sheer ones that let in more light.
7. Create curb appeal.
Keep your lawn and bushes trimmed and looking sharp. Add a pot of bright flowers near your entrance. Get a new doormat, house numbers, or even a mailbox. Paint the front door and trim. Power wash the siding and windows.
