Many first-time homebuyers are so excited about closing on their first home that they whip through the final walk-through without really taking the time to inspect the property for themselves. Often, this leads to issues after ownership.
The final walk-through should be a last opportunity for buyers to make sure all agreed-upon work has been done to specs and that everything is in working order. There should be no surprises as buyers should leave no stone unturned. Here are my four tips to help homebuyers have their best walk-throughs.
1. Don’t wait until the day of closing to do the walk-through.
Doing so may find you with no time to get things fixed. I advise having two walk-throughs: one to identify problems; the other to make sure they’re fixed.
2. Visually scan every inch.
A well-staged home can leave a strong positive impression in a buyer’s mind – that’s the idea, right? Furniture, art, knick-knacks – all perfectly placed – dress up a house and put it in the best light. There is a flow that has made the buyer feel right at home. Now at the final walk-through, the house is empty – and will likely show its imperfections. There may be carpet stains, sun-faded floors, or holes in the walls. Remember, an empty house will not show as well – which is to your advantage as the buyer.
3. Expect the unexpected.
Often, however, buyers won’t find the house so empty after all. Sellers may have left junk behind. Buyers should be prepared to check more than the living areas, including garages, cellars, attics, and under decks. Otherwise, you could inherit potentially toxic chemicals or other unwanted things you’ll have to dispose of later.
4. Check power outlets and plumbing.
Plug in your mobile phone charger in the outlets to make sure they all work – or you may find yourself scrambling for light when you’re unpacking. Flush the toilets and run the sinks. And take a peek at those big appliances while you’re at it, too.
The final walk-through is your last chance to make things right that could affect your pocketbook for years to come. Know what you’re looking for and bring a checklist with you. Doing so will help make your future ownership much more worry-free.
