With State Fair over and Balloon Fiesta upon us in Albuquerque, you know Fall has arrived in New Mexico. If you’re selling your home right now, there are five things you can do to maximize your home sale potential.
1. Curb Appeal
Make sure your home is inviting curb-side. Rake up the leaves, pick up the toys, and sweep the walk. Adding a new doormat, a decorative autumn wreath, and a fresh coat of paint on the door will give your buyers a great impression before they walk into your home. A pumpkin or pot of mums can add just the right seasonal touch!
2. Lights
Now that the days are getting shorter, it’s important to make sure you have plenty of lights and that they’re all working. No one wants to walk into a dark, unfamiliar room. If you’re going to be gone after dark, leave a few extra lights on; one by the front door will give the home buyers a warm welcome. Be sure to leave one on in the hallway and any other particularly dark spots. Also, check all light switches and make sure they work and that there are no burned-out bulbs. You don’t want any potential buyers leaving because the house is too dark!
3. Scents
Fall brings to mind pumpkins, falling leaves, and cozy fires. You can make your home more inviting by using scents. If your Realtor is holding the home open, you can leave a scented candle burning, or for a low-maintenance option, you could place some potpourri around the house.
4. Virtual Seaons
Do you have a beautiful summer lawn, a fantastic pool, or a stunning spring garden? You can still show them off during the fall with photos. Make sure to have your Realtor include them in the marketing and leave them in the house for visitors to look at.
5. Heat
It might not be warm enough to have your heater on yet, but before you know it, you and your home buyers will be glad it’s on. Now is a good time to make sure it’s in good working condition. And if you find any problems, you have plenty of time to get it fixed before the temperatures plummets.
