With temperatures pushing 100F this week in Albuquerque, no doubt many people are thinking of putting their swimming pools to good use! But as a home buyer, before purchasing a home with a pool, you’ll want to be sure to weigh several key factors.
Types of Inground Pools
Understanding the types of pool construction is important for maintenance and longevity considerations.
Gunite pools, a mixture of concrete and sand, contain a steel structure that’s built inground withn gunite pumped into it. The pools are available in a variety of shapes and can easily accommodate all kinds of features, such as waterfalls, custom steps, spas, and various floor finishes (such as plaster, paint, and pebbles).
Vinyl pools have vinyl reinforced walls that are placed together inground and supported by a concrete footing before the vinyl liner is put in place. A variety of shapes, liner colors, and patterns are available. However, care must be taken not to puncture the liner.
Fiberglass Pools are made of a one-piece shell resembling a giant bath tub installed inground. These pools are generally easier to maintain since they don’t need to be resurfaced and require less chemicals. Fiberglass pools are nonporous and have a smooth surface.
Pool Utilities
You’ll want to know what months the previous owners have kept the pool open and what the average temperature of the pool heater was set to. Ask to see utility bills for the last year. Of course, your usage will vary.
Pool Maintenance
Chemicals, no doubt, are a sizable cost. If you plan on hiring a pool service, be sure you understand the cost of weekly service. It’s imperative to have a pool inspection done by a licensed, qualified individual. Factor in the cost of opening and closing the pool each year. If you plan on maintaining the pool yourself, make sure you understand how much time is involved.

Ask a professional about the advantages and disadvantages of the various types of pool covers available. Types include solar, vinyl, semi-automatic, and automatic.
Children & Pets
Do your children know how to swim? Do you have outdoor cats or dogs? Do you need to factor in the cost of adding safety features, like fencing or netting?
Landscaping
Pool cleaning can consume a lot of time and effort. Does the current landscaping impact keeping the pool clean? Remember, overhanging trees can drop lots of leaves and grass can blow in during mowing.
